The subject parcel is zoned M-1, Light Industrial, is 2.5 acres in size, and contains two primary structures, industrial type buildings. Staff finds the existing landscaping to the east in addition to the proposed groundcover, shrubs, and trees create sufficient landscaping along the perimeter of the site and within the parking lot to satisfy City code while reducing the area required for irrigation.
