Vista Ave. Boise, ID 83705 jbell@sbbgo.com RE: SIT24-000003 – Site Plan/Landscape Plan Review for Brian Avenue Apartments Dear Mr. Bell, I have reviewed your request for a landscape plan modification for Brian Avenue Apartments to replace some sod with new shrubbery from the original landscape plan that was approved with the applicable Building Permit(s). The landscape plan that is being proposed shows vegetative ground cover for 80% of the street landscape buffer along Brian Avenue, leaving less than 25% rock, in accordance with Caldwell City Code 10-07-04. This will include 2,223sqft of sod, ten (10) Goldmound Spirea (2 gallon, 12.7sqft each), and fourteen (14) Gro-Low Sumac (2 gallon, 38.5 sqft each), providing a total of 2,889sqft. The subject parcel is zoned C-2, Community Commercial, is 2.05 acres in size, and contains four (4) primary structures, a multi-family apartment building and three 4-plex style multi-family buildings. Staff finds the proposed landscaping provided on the landscape plan as attached, meets the intent of the code and is allowable.
