Shore Dr. Ste. 100 Eagle, ID 83616 tamara@thelandgroupinc.com RE: TER24-000007 – Time Extension and Renewal for Soterra Subdivision (SUB-21P-01) Original plat expiration date: March 7, 2024 We have received your request for an administrative time extension for the recording of the first final plat for Soterra Subdivision. After review of your application, we have found that the request complies with the Caldwell City Ordinances, Chapter 11, Section 11-02-03 (3), based upon that: 1. The plat, as previously approved, is still in the best interests of the safety, health, and general welfare of the city. 2. There have been no significant changes to the city code between the date of plat approval and the application date of the time extension request that would require substantial modifications to the lot layout. 3. Any modification to the layout and design of the originally approved plat are minimal. 4. The plat still conforms with new or amended development master plans, including, but not limited to public facilities plans, pathways and bike routes plans, parks and recreation master plans. 5. The plat is still active and valid. If the plat is expired, the applicant shall apply for a renewal in conjunction with the request for a time extension and pay all the applicable fees for such renewal. Renewals will only be granted if the plat meets the requirements of subsection (3). (these have been met) 6. There are no outstanding city code violations on the subject property or properties, to include any land use violations. Based upon the criteria above, the request for an eighteen (18) month time extension is approved and will expire on September 7, 2025.
