RE: TER24-000002 – Enclave Subdivision
We have received your request for a time extension of the Enclave preliminary plat
(PUD21-000001). After review of your request in accordance with criteria in Caldwell City
Code Section 11-02-04, we have determined the following:
1. The plat, as previously approved, is still in the best interests of the safety, health,
and general welfare of the city.
2. There have been no significant changes to the city code between the date of plat
approval and the application date of the time extension request that would require
substantial modifications to the lot layout.
3. Any modification to the layout and design of the originally approved plat are
minimal.
4. The plat still conforms with new or amended development master plans, including,
but not limited to public facilities plans, pathways and bike routes plans, parks, and
recreation master plans.
5. The plat is still active and was set to expire on 5/16/2024.
Based on the above findings, we have approved a plat extension of eighteen (18) months.
The new plat expiration date is November 16, 2025.
Prior to the 2025 expiration, additional time extensions may be requested and approved by
the director.
