If you have a cough, fever, or are not feeling well, please contact Planning & Zoning staff to arrange participation remotely. The City of Caldwell follows the CDC guidelines to allow for distancing in the public meeting area and provide masks/hand sanitizer on site. Virtual Participation Option: Register in advance to provide public comments electronically or by telephone. During the registration process, you will be asked what item on the agenda you wish to speak about. Please use the case number as listed within the written notice. On-line registration must be submitted at least 24 hours in advance of the meeting. Click on the green “public meetings” button on the center of the page. After registration, you will receive a confirmation email containing information about joining the virtual meeting. REGISTER HERE: https://www.cityofcaldwell.org Written comments must be received at least eight (8) days in advance of the meeting to the Planning & Zoning Department at P&Z@cityofcaldwell.org to be included within the staff report. All comments received after the staff report has been transmitted will be included in the case file and provided as late exhibits at the appropriate public hearing. ACTION ITEM: Public Hearing (Quasi-Judicial): Case Number SUP24-000012: The applicant, Greg Spurlock of UHC of Idaho, on behalf of Amerco Real Estate Company, is requesting to modify their existing special use permit for U-Haul Moving and Storage to include construction of a new 3-story indoor storage facility with an approximate foot print of 45,558 square feet. The property is currently zoned M-1, Light Industrial, and the indoor mini-storage use is permitted with a special use permit. The subject site is located on the north side of Franklin Rd., immediately south and west of the intersection with the southbound exit from I-84, in Caldwell, ID. 2. ACTION ITEM: Public Hearing (Quasi-Judicial): Case Number PUD24-000003: NV5, on behalf of Rental Property Holdings, LLC, is requesting approval of a planned unit development on Parcel R3582900000 (approx. 5.00 acres) and R3582500000 (approx. 23.06 acres) for a multi- family development, Homesteads at Wilson Creek, consisting of four (4) single family homes, 119-duplex buildings with 238 dwelling units, and 3 triplex buildings with 9 dwelling units, for a total of 251 dwelling units and a gross density of 8.95 dwelling units per acre. The development proposes 32.8% common open space with 8.5% private open space. The subject parcels are addressed as 3307 E Ustick Road and 0 E Ustick Road and are located on the north side of E. Ustick Road, approximately 619 feet west of the intersection of Lake Avenue and E. Ustick Road, in Caldwell, Idaho. This item has been pulled from this agenda by the applicant. It will be re- noticed for a future hearing. IX. ADJOURNMENT Public Information/Responsibility: For public hearing cases that are scheduled to be heard by City Hearing Bodies and are not heard on the noticed date: The hearing body is required to provide a “date certain” for when that case will be heard (typically on the next hearing agenda but not always). Additional notices are not required and are NOT sent to property owners or posted on the site. Next Regular Planning and Zoning Commission Meeting is on August 14, 2024.
