HomeMy WebLinkAboutAdministrative Determination NarrativeCity of Caldwell - Administrative Determination Narrative Property: 6124 Cleveland Boulevard This request for an Administrative Determination is for the reduction of required minimum landscape buffer width along the Cleveland Boulevard frontage from 25’ to 15’. The reasons why we are asking for a 15' landscape buffer and not a 25' is twofold. First – The 25’ landscape buffer will not fit with the proposed shell building (containing a potential future drive-through on the back side) and the required parking lot and drive aisle. Reducing the parking or drive aisle would not allow for site access/circulation and reducing the building program will not allow for a viable project altogether. Secondly - We are matching the landscape buffer conditions of the car dealer ship across the road southeast for the site. The adjacent property to the northwest currently does not adhere to any landscape buffer and the next property to the northwest currently has a reduced landscape buffer width as well (approximately 7’).
