Not exactly, The fire department need to be able to get 150’ within the furthest portion of the home.
503.1.1 Buildings and facilities. Approved fire apparatus access roads shall be provided for every
facility, building or portion of a building hereafter constructed or moved into or within the
jurisdiction. The fire apparatus access road shall comply with the requirements of this section and
shall extend to within 150 feet (45 720 mm) of all portions of the facility and all portions of the
exterior walls of the first story of the building as measured by an approved route around the exterior
of the building or facility.
If the road exceeds 150’ then a turnaround is required.

So, if all the homes have a driveway of less than 150’, and the driveway connects directly to a
public road, it should be fine?

What other conditions would the developer need to meet regarding access so that we can make
sure it is conditioned. It does look like some of their proposed elevations are in excess of 30’, but
no more than 32’.

Morgan,
It’s not a maximum height issue it an access issue. When buildings go over 30’ from grade plane to
highest roof surface (eave) it increases some setbacks for aerial apparatus access, however the specific
code pertains to commercial buildings. I think is applicable to residential as well because it’s an access
issue.

Hi Alan,
I don’t think they do but did want to get some follow up information from you. In some of our
residential zones, the maximum height is 35 feet. What are the requirements for Fire code as it
related to heights of single family residential.

As long as the project does NOT exceed 30’ in height from grade plane to highest roof surface (eave).
