RE: Pradera Subdivision – Special Use Permit – Maximum Building Height
Dear Staff,
Toll Brothers, on behalf of Toll Southwest LLC, hereby apply for a Special Use Permit for Pradera
Subdivision (the Project) to allow for the maximum allowable buildable height to be increased from
25 feet to 30 feet. The Project is located at 5502 Sparky Ave, Caldwell, ID 83605, parcel R25052200.
The Project was originally recorded as Selah Estates Subdivision on November 28th, 2023. An
amended plat was recorded on February 12th, 2024 to formally change the name of the Project from
Selah Estates Subdivision to Pradera Subdivision.
The Project has a zoning designation of R-1, which features a maximum allowable height of 25 feet.
The Brookside home collection is being offered at the Project with home sizes ranging from 2,128
square feet to over 3,100 square feet. The Brookside Collection features six unique floorplans and
each floorplan features five exterior elevation options. Two of the six floorplans offered are two-story
and, depending on the exterior elevation of the floorplan, exceed the 25-foot height maximum for the
R-1 zoning designation. The tallest floorplan exceeds the 25-foot maximum building height
requirement by less than 2 feet.
