For Value Received, Vernon Dennis and Valena K. Dennis, husband and wife, hereinafter referred
to as Grantor, does hereby grant, bargain, sell and convey unto Zion Ventures, LLC, an Idaho limited
liability company, hereinafter referred to as Grantee, whose current address is 1307 E. Lone Creek
Drive, Eagle , ID 83616, the following described premises, situated in Canyon County, Idaho, to wit:

West, Boise Meridian, Canyon County, Idaho, particularly described as follows:
COMMENCING at the south quarter corner of said Section 35, from which the southwest
corner of said Section 35 bears North 89°58'32" East, 2,647.10 feet; Thence along the north-
south mid-section line of said Section 35, North 00°26'26" East, 660.17 feet; Thence
departing from said north-south mid-section line of said Section 35, South 89°59'22" West,
25.00 to the southeast corner of said Lot 2 in Block 2 of said Upland Park Addition also being
the POINT OF BEGINNING;
Thence North 89°59'22" West, 1044.58 feet along the south line of said Lot 2;
Thence North 00°05'34" East, 347.48 feet departing from said south line;
Thence North 89°55'13" West, 9.00 feet to an angle point in the west line of the lands of
Dennis as described in that Deed of Distribution recorded under Instrument No. 9610353,
Canyon County Records;
Thence North 00°04'47" East, 312.40 feet along said west line of said lands of Dennis to the
north line of said Lot 1;
Thence North 89°59'47" East, 731.69 feet along the north line of said Lot 1 to the northwest
corner of the lands of John and Billie Scherer as described in that Correction Warranty Deed
recorded under Instrument No. 9918170, Canyon County Records;
Thence South 28°13'34"' East, 193.29 feet along the southwesterly line of said Lands of John
and Billie Scherer to the northwest corner of the lands of Daryl Sauerwald as described in
that Warranty Deed recorded under Instrument No. 2011024455, Canyon County Records;

Thence South 00°26'26" West, 180.34 feet along the east line of said Lot 2 to the POINT OF
BEGINNING.

TO HAVE AND TO HOLD the said premises, with their appurtenances, unto said Grantee, and to the
Grantee's heirs and assigns forever. And the said Grantor does hereby covenant to and with the said
Grantee, that the Grantor is the owner in fee simple of said premises; that said premises are free from all
encumbrances except current years taxes, levies, and assessments, and except U.S. Patent reservations,
restrictions, easements of record and easements visible upon the premises, and that Grantor will warrant
and defend the same from all claims whatsoever.
