LEGAL DESCRIPTION
A portion of Lot 1 and Lot 2 in Block 2 of Upland Park Addition to Caldwell according to the official plat
thereof filed in Book 2 of Plats at Page 28, Canyon County Records, located in the southwest quarter of
Section 35, Township 4 North, Range 3 West, Boise Meridian, Canyon County, Idaho, particularly
described as follows:
COMMENCING at the south quarter corner of said Section 35, from which the southwest corner of said
Section 35 bears North 89°58’32” West, 2,647.10 feet; Thence along the north-south mid-section line of
said Section 35, North 00°26'26" East, 660.17 feet to the southeast corner of said Lot 2 in Block 2 of said
Upland Park Addition also being the POINT OF BEGINNING;
Thence North 89°59'22" West, 1069.58 feet along the south line of said Lot 2;
Thence North 00°05'34" East, 347.48 feet departing from said south line;
Thence North 00°04’47” East, 312.41;
Thence North 89°59'47" East, 722.69 feet along the north line of said Lot 1 to the northwest
corner of the lands of John and Billie Scherer as described in that Correction Warranty Deed
recorded under Instrument No. 9918170, Canyon County Records;
Thence South 28°13’34'" East, 193.29 feet along the southwesterly line of said Lands of John
and Billie Scherer to the northwest corner of the lands of Daryl Sauerwald as described in that
Warranty Deed recorded under Instrument No. 2011024455, Canyon County Records;
Thence continuing South 28°13’34” East, 350.69 feet along the southwesterly line of said Lands of Daryl
Sauerwald;
Thence South 89°33’34” East, 90.00 feet along the south line of said Lands of Daryl Sauerwald
to the east line of said Lot 2;
Thence South 00°26’26” West, 180.15 feet along the east line of said Lot 2 to the POINT OF BEGINNING,
containing 13.81 acres of land, more or less.
