thereafter as the matter may be heard, in the Community Room of the Caldwell Police
Department, 110 S. 5th Avenue, Caldwell, Idaho in order to hear the following: Case Number ANN23-000015, CPM23-000010, SUB23-000033: Breckon Land Design, on
behalf of Parkland Development LLC, is requesting Annexation and Zoning of Parcel
R3411800000 (approx. 39.2 acres) from County Ag to the R-1 (Low Density Residential) zoning district, a Comprehensive Plan Land Use Map Amendment to include approximately 18.25 acres of said Parcel R3411800000 into the Caldwell future land use map and provide it with a designation of LDR (Low Density Residential), and a Preliminary Plat consisting of 242
detached single-family residential lots and 25 common lots on approximately 80 acres of land in
the existing and proposed R-1 zoning district. The development proposal of 242 single-family lots on approximately 80 acres equates to a gross density of 3 DU/Acre. The subject parcels are located on the west side of Midland Boulevard, approximately ¾ miles north of Hwy 20/26, in Caldwell, Idaho.
Case Number ANN23-000010, PUD23-000007, SUB23-000013: HECO Engineers, on behalf of Harland Backer, is requesting an annexation into the City of Caldwell with a zoning designation of R-2 (Medium Density Residential) with a development agreement associated with ANN23-000010. The applicant is also applying for a Planned Unit Development with a
subdivision preliminary plat for Tranquil Acres Subdivision, which includes thirty townhome
units and one single family detached unit for a total of (31) single family residential units. At 3.5 acres, the total density is 8.8 units per acre; the site is located at 0 Montana Ave., on the east side of S. Montana Avenue, approximately 1,300 feet north of the intersection with Ustick Road in Caldwell, Idaho.
Case Number ANN22-000027, PUD22-000011, SUB22-000044: Zion Ventures LLC is requesting annexation into the City of Caldwell with a zoning designation of R-2 (Medium Density Residential) with a development agreement associated with ANN23-000027. Concurrently the applicant is requesting approval for a preliminary development plan and
preliminary plat for the Jayhawk Creek Planned Unit Development consisting of seventy-two
(72) residential lots, thirteen (13) common lots, and one (1) shared driveway lots. The development is proposing a total density of 5.25 DU/Acre. The subject parcel is located on the west side of South Florida Avenue, approximately 650 feet north of the intersection with East Ustick Road.
