I’m emailing in regards to the case numbers listed in the subject line. My family and I live at 3521 S. Montana Ave. The
property in this case boarders the back of our property. I am very concerned that the medium density residential units
that are being requested are going to cause some serious issues for the properties around the area. I believe the current
infrastructure around the area where these proposed units are going in is not sufficient to support all the additional
traffic and people that these units are going to bring. Conservatively I would assume that this would bring close to 60
additional vehicles to an area that is not built to accommodate them. The intersection of Montana and Ustick is already
an intersection that cannot handle the current amount of traffic that frequents it every day. To my recollection there is
an accident at that intersection at least every other week since we moved into our house since 2017. The current 2 way
stop is very dangerous for any turning traffic headed east and west. There are no accommodations for any pedestrians
at the intersection even though there are many students and people that need frequent the businesses and houses on
both sides of Ustick. All the additional people traffic is going to be very dangerous on Montana Avenue. There are no
sidewalks along Montana and this is very dangerous for any that has to walk down Montana to access their
home. Additionally the development has no entrance directly to Montana Avenue. This would add a lot of additional
traffic through the subdivision directly to the East of the development. There are several uncontrolled intersections in
that area and the poses additional risk to all the people that live along College Ave. Having that many more cars in an
area that is already full is concerning. This development feels more like a money grab than anything else. I feel like
having single family housings built in this area is a much more practical and would be more fitting for the area. All of the
other apartment/medium density units in this area have been built in the last several years have had sidewalks built
when the developments were completed. I don’t believe this is part of the plan that these developers have submitted
and it is concerning to me with all the additional traffic that these units are going to cause. I don’t think that this should
move forward unless there are some significant improvements to the infrastructure around the area.
