Previous comment was shared for the January mtg. This input was adjusted to addresscapacity and to be more specific to this case.
This Tranquil Acres proposal is in the Caldwell School District, and it seems that it will likely
house families with kids, thereby impacting our district, our schools, and our community. I don't need to provide oral testimony, beyond this, but I do plan to be present at the meeting,
in case the commission has additional questions.
The proposed Tranquil Acres is currently zoned for Lewis and Clark Elementary, SyringaMiddle School, and Caldwell High School. It could potentially be zoned for Washington
Elementary in the future, since Washington is much closer than Lewis and Clark. TranquilAcres is proposed to include 31 single family housing units (mostly townhomes). We do
currently have the capacity to serve the number of school-age children who would likely livein this subdivision. However, we would appreciate ongoing updates, as the developer moves
towards occupancy, so that we can adjust staffing plans, and potentially school zones.
Safe biking and walking routes should be considered to each school, especially just to thenorth, along Montana Ave and along College Ave. All of the potential schools are within 1.5
miles of this location, which is the general state guideline for walking to school vs bussing. There are only a couple lots without sidewalks, before connecting with the current sidewalk on
Larch St. Additionally, the Montana Ave/Ustick intersection should be considered for safetyen route to Lewis and Clark by bus or car. It is a particularly challenging intersection, and has
been the site of a number of accidents.
Generally, this development would seem to be good for our community, adding to the overallhousing inventory, adding within the center of the city, slowing down sprawl, and providing
opportunities for families who need adequate and reasonably affordable housing.
