The Engineering Department provides the following comments on a request by Epic
Development is requesting approval of a short plat application for seven (7) industrial
condominium units. The parcel is zoned M-1, Light Industrial. Two of the seven units are
constructed; the other five (5) units have submitted building permit applications. The subject
parcel is located on the northeast side of E. Chicago St., approximately 1,200 feet southeast of
the intersection with N. 21st. Ave., in Caldwell, Idaho.
General
1. Per City Code Separate Connections Required: Each separate building shall be connected
with the water main through a city water service line, which includes a meter. Individual service
requirements for condominium projects shall be as per section 11-04-05 of this code.
Subsequent to investigation by the city engineer, the city council may grant permission for a
single meter to serve more than one water consumer. Upon a granting of an exemption, the
base water rate shall be adjusted to reflect the number of water consumers on a single meter.
