HomeMy WebLinkAboutMapping 300' - Mason Creek RetailMEMO Date: April 11, 2023 To: Dave Marston, Mapping Department Angie Hopf, Mapping Department Baily Barnes, Mapping Department From: Katherine Wright, Associate Planner Caldwell Planning & Zoning Department RE: Case Number ANN22-000024 and CPM22-000014 Mason Creek Retail Case Number ANN22-000024 / CPM22-000014: ALC Architecture, on behalf of Altitude Development LLC, is requesting to annex parcel R34089010D0 (approx. 3.18 acres) and parcel R3409000000 (approx. 10.47 acres) with a proposed zoning of C-3 (Service Commercial), where the 2040 Comprehensive Plan land use designation is HC (Highway Corridor), to include approval of a development agreement associated with ANN22-000024. All adjacent right-of-way will be included as part of this annexation. Concurrently, the applicant is requesting a Comprehensive Plan Map Amendment for both subject parcels, from HC (Highway Corridor) to CS (Commercial and Service), to include the approval of the Resolution associated with CPM22-000014. Land uses conceptually planned for the site are to include retail, storage, office buildings, and a convenience storage and gas station. Applicant will come back in at a later date for subdivision platting. The subject parcels are located on the Northwest corner of Middleton Road and Hwy 20/26 in Canyon County, Idaho and within the City of Caldwell Area of Impact. This Case is being heard by the Caldwell Planning and Zoning Commission on Wednesday, May 24, 2023 and the notices need to be mailed on Thursday, May 4, 2023.
