HomeMy WebLinkAboutPeregrine East_LegalA tract of land situate in the southwest quarter of Section 13, Township 3 North, Range 3 West, Boise Meridian, City of Caldwell, County of Canyon, State of Idaho, and being more particularly described as follows: Commencing at the west quarter comer of said Section 13; thence from said Point of Commencement, coincident with the west line of said Section 8, the following two (2) consecutive courses and distances: 1. South 00°34' 19" West, a distance of 1,322.22 feet to the south sixteenth comer on the west line of said Section 13, and 2. continuing South 00°34' 19" West, a distance of 1,322.05 feet to the southwest comer of said Section 13; thence leaving said west line, North 89°35'05" East, coincident with the south line of said Section 13, a distance of 2,158.75 feet to the southeasterly comer of the tract of land described in the Gift Deed and Acceptance to Canyon Highway District No. 4, recorded as Instrument No. 2020-053300, Official Records of Canyon County, hereinafter referred to as the Canyon Highway District Tract, said comer being the Point of Beginning of this description; thence from said Point of Beginning, continuing North 89°35'05" East, coincident with the south line of said Section 13, a distance of 493. 93 feet to the south quarter comer of said Section 13; thence leaving said south line, North 00°44'58" East, coincident with the east line of the southwest quarter of said Section 13, a distance of 1,324.84 feet to the northeast comer of the southeast quarter of the southwest quarter of said Section 13; thence leaving said east line, South 89°31 '35" West, coincident with the north line of the southeast quarter of the southwest quarter of said Section 13, a distance of 855.03 feet to a 1/2-inch re bar with a plastic cap stamped PLS 1704 marking the northeast comer of the tract of land described in the Special Warranty Deed to Viper Investments, LLC recorded as Instrument No. 2016-006244, Official Records of Canyon County, hereinafter referred to as the Viper Tract; thence South 00°24'49" East, coincident with the easterly line of said Viper Tract, a distance of 646.14 feet, to a 1/2-inch rebar with a plastic cap stamped KHC 9895 marking the northwesterly comer of the tract of land described in the Warranty Deed to the Sandra J. May Family Trust recorded as Instrument No. 2021-077593, Official Records of Canyon County, hereinafter referred to as the May Tract; thence North 89°35'05" East, coincident with the northerly line of said May Tract, a distance of 164.90 feet to a 1/2-inch rebar with a plastic cap stamped KHC 9895 marking the northeasterly comer of said May Tract said comer also being the northwesterly comer of the tract of land described in the Warranty Deed to Shane C. Jensen and Charity A. Jensen, recorded as Instrument No. 2020-062118, Official Records of Canyon County, hereinafter Referred to as the Jensen Tract; thence coincident with the respective northerly and easterly lines of said Jensen Tract the following two (2) consecutive courses and distances: 1. continuing North 89°35'05" East, a distance of 169.31 feet, to a 1/2-inch rebar with a plastic cap stamped KHC 9895 marking the northeasterly comer of said Jensen Tract, and 2. South 00°24 '49" East, a distance of 627 .55 feet to a 1/2-rebar with a plastic cap stamped KHC 9895 marking the northeasterly comer of the aforesaid Canyon Highway District Tract; thence continuing South 00°24 '49" East, coincident with the easterly line of said Canyon Highway District Tract, a distance of 50.00 feet to the Point of Beginning.
