This ordinance provides for annexation of a parcel of land to be annexed into the City of Caldwell as R-1 (Low Density Residential) and R-2 (Medium Density Residential) zoning. R-1 Zone
A portion of the NE ¼ NE ¼ of Section 20, Township 4 North, Range 2 West, Boise Meridian, Canyon County, Idaho, being more particularly described as follows: COMMENCING at the SE corner of said NE ¼ NE ¼, from which the SE corner of the NE ¼ of said Section 20 bears S00°46'27"W, 1313.87 feet; thence N00°45'23"E, 520.38 feet along the easterly boundary of said NE ¼ NE ¼ to the centerline of Lincoln Road, the POINT OF BEGINNING; thence along said centerline
the following courses and distances: N72°50'23"W, 670.01 feet; thence N73°27'23"W, 709.28 feet to the westerly boundary of said NE ¼ NE ¼; thence leaving said centerline N00°43'48"E, 409.84 feet along said westerly boundary to the NW corner of said NE ¼ NE ¼; thence S89°19'06"E, 1325.45 feet along the northerly boundary of said NE ¼ NE ¼ to the NE corner of said NE ¼ NE ¼; thence S00°45'23"W, 793.75 feet along the easterly boundary of said NE ¼ NE ¼ to the POINT OF BEGINNING. Contains 18.25 acres, more or less. R-2 Zone

20 bears S00°46’27”W, 1313.87 feet; thence N89°23’23”W, 1324.85 feet along the southerly boundary of said NE ¼ NE ¼ to the SW corner of said NE ¼ NE ¼; thence N00°43’48”E, 905.94 feet along the westerly boundary of said NE ¼ NE ¼ to the centerline of Lincoln Road; thence along said centerline the following courses and distances: S73°27’23”E, 709.28 feet; thence S72°50’23”E, 670.01 feet to the easterly boundary of said NE ¼ NE ¼; thence leaving said centerline S00°45’23”W, 520.38 feet along said easterly boundary to the POINT OF BEGINNING. Contains 21.75 acres, more or less.
Total combined contains 40.00 acres, more or less. The Ordinance includes a provision to amend the official maps of the City by designating the above-
described property as R-1 and R-2 and providing an effective date, which shall be when published in the Idaho Press Tribune on the 6th day of August, 2023. Ordinance No. 3477 was passed by the Council and approved by the Mayor on the 1st day of August, 2023. The Mayor and City Council approved the foregoing summary for publication pursuant to Idaho Code 50-901A on the 1st day of August, 2023.
