To the honorable Caldwell City Planning Commissioners and Staff,
Thank you for the opportunity to share our comments on the proposed development, Midland
Meadows to be built near our concrete batch plant; Case Number ANN22-000026 / CPM22-
000011 / ZON22-000013 / SUB22-000043.
By way of introduction, Sunroc is Western Idaho’s most reliable supplier of high-quality
construction materials and services, including ready-mix concrete, aggregates, asphalt
paving, and more. We are committed to delivering the best materials, expert service, and
satisfaction to our customers on every project.
Idaho is a fast-growing state, and we take seriously our part to meet the needs to
accommodate this growth.
We welcome new neighbors near our operational gravel pit site in Caldwell, and we look
forward to providing essential construction materials to help build this neighborhood and
many others.
Due to the nature of heavy industrial work bordering this proposed residential neighborhood,
we recommend the commission consider the following conditions for approval:
• On the recorded plat, a notice that this development “Midland meadows” borders and
is adjacent to existing long-term industrial operations, including mineral extraction,
processing, reprocessing, and transportation operating 24/7.
• To protect future residents and industrial operations, developer install perimeter
barriers, berms, and landscaping to provide clear delineation of residential
neighborhood from industrial operation

relationships with Caldwell City, the developer Parkland Development LLC, and the future
neighborhood of Caldwell residents.
