Obviously we can't make that timeline, but I'm hoping we can refer to the email I had originally sent about this same issue back in July. Please review the email below for tomorrow's meeting. In sum, with the heavy traffic this residential street already receives given the proximity to VHS and VMS, the zoning change from low density to high density would cause an additional burden on Montana Ave. Adding 16 dwelling units, with likely 32 or more additional vehicles traveling Montana Ave each day, is just too much. The school bus route stops directly on Montana in three locations; adding additional traffic on that road is not a safe choice for our children. With VMS and VHS in such close proximity, the traffic on Montana Ave is already higher than that of a normal residential area. In fact, you will see in my email below (sent May 2023 and pending review on Aug 2nd with the Traffic Commission) alleviation is already needed for the congestion on Montana at Karcher Ave. This is the same intersection where a traffic fatality occurred just this past April. 2 If P&Z is considering this approval, I recommend making the multi-unit construction conditional upon road improvements paid for by the unit Developer. Perhaps a roundabout at Karcher/Montana or even a stoplight. Adding 16 dwelling units, with likely 32 or more additional vehicles traveling Montana Ave each day, is just too much for the already congested area as it stands. With the increase in traffic, it's becoming harder and harder to make a left turn onto Karcher from Montana, so the cars tend to back up. Those of us traveling to the right (in my case, to get my son to VMS each morning) would benefit from a right turn lane so that we don't 'get stuck' behind those waiting to turn left onto Karcher.
