To whom it may concern,
In accordance to the notification I received on July 22nd that written comments would be accepted for the public hearing.
My family who have lived next door at 16500 S. Montana Ave Caldwell, Idaho for the last 20 years are strongly opposed to the multi-units (8 duplexes - two story) totaling 16 residential units for many reasons. I don’t want to be misunderstood that I am against improvements and progress within reason but to the contrary. The unregulated explosion of construction of apartments and subdivisions in the Treasure Valley mixed with local and outside investors is quite alarming and depressing at the same time to see all the beautiful farm land disappearing.
I’m personally a native of Idaho and a native to Caldwell born and raised. I am opposed to the idea having 16 units built on the property in question for the following reasons.
1.16 family multi-units means 32 vehicles to be coming and going from such project onto Montana Ave at any given time with a high risk of auto accidents on an already extremely busy street where people drive 45mph day and night. Think about it if you have a married couple in each of the 16 units as Americans everyone has their own vehicle not limited if they are family units with others who drive would have their own vehicles - hence the unnecessary congestion and prone to have accidents sooner or later.
2.Absolutely no benefit of having 16 more units that are NOT in a conventional subdivision with easy access of coming in and out without stop signs.
3. The project is NOT for low income housing but strictly for profit for the interested party(s) some of the interested party are not native to Idaho or Caldwell matter a fact who will NOT reside in the proposed project and will not experience the issues at hand. Average sale of the units would be 400k to 450k.
4. Proposed project will NOT benefit the community who live there. I have not heard nor see how it benefits our community with more unnecessary congestion and additional population in a tight area.
5. Packed housing or glorified apartments (8 - 2 Story duplexes) would also impact local resources such as our underground water, wells, sewer system etc.
6. I assume this would also impact our property taxes to accommodate such a proposal. I have not heard otherwise or a guarantee it would not.
7. The subdivision right behind the proposed project would encroach on the privacy of each resident who lives on Antigua Ave 15 ft from the back fence and being two stories duplexes it could be an invasion of privacy looking into the back yards and windows of people who live in actual single family homes. The question would be, are you willing to give up your privacy that you have enjoyed for years for such a project or investors who will NOT live there?
8. The only two meetings held at the site everyone expressed their opposition to the idea and proposed alternatives that would benefit the community. Reading the notification it fell on deaf ears. Everyone that was present at those two meeting accepted the idea that several homes could be built (SFR detached) instead of a congested high density 8 Duplex - 2 story units.
9. I have not heard ONE solid reason why this property is to be annex into the city of Caldwell and be converted into a (High Density Residential) project…not one that benefits our community.
