HomeMy WebLinkAboutMontana Multi-family_Narrative_2023-05-05 1 Studio H Architects, PLLC. 306 NE 2nd St. Meridian, ID 83642 208-283-4593 | jessica@studioharchitects.com Project Narrative - Revised May 5, 2023 We are proposing the construction of a new multifamily development on a 1.5-acre lot in Caldwell, Idaho consisting of (8) duplexes, creating (16) new dwellings. The new development will have a modern aesthetic in alternating styles between the two proposed options. Two new driveways accessed from S. Montana Avenue will be constructed for access to the units. Landscaping at the perimeter of the property and a central open space will enrich the site for the residents. This project will involve the demolition of an existing single-family residence on the property, as well as two accessory structures. The proposed site is an excellent candidate for Annexation and Comprehensive Plan Amendment given its ample capacity to provide quality multifamily housing for the consistently growing population of Caldwell. All of the surrounding plots are a part of Caldwell and the site is in proximity to R-2, medium-density areas to the west and south. The current zoning of the site is undesignated, and the City of Caldwell 2040 Comprehensive Plan Map designates it as R-1, low- density residential. We are requesting a comprehensive plan amendment to change this to R-3, high- density residential for this development, as well as Annexation to become a part of Caldwell.
