Montana Avenue Multifamily Development

We are proposing the construction of a new multifamily development in Caldwell, ID
consisting of (8) duplexes, creating (16) new dwellings. This project will involve the demolition of an
existing single family residence on the property, as well as two accessory structures. Two new
driveways accessed from S. Montana Avenue will be constructed for access to the units.
The proposed 1.5-acre site is an excellent candidate for annexation, rezoning, and special
use given the site has ample capacity to provide quality multifamily housing for the consistently
growing population of Caldwell. All of the surrounding plots are a part of Caldwell and the site is in
proximity to medium-density areas to the west and south. The current zoning is undesignated, and
the City of Caldwell 2040 Comprehensive Plan Map designates it as low density residential. We are
requesting the property to be rezoned to R-3, high density residential for this development.
