Dear City of Caldwell Planning and Zoning:
Please accept this letter in support of the Escalon Park Project located east of Middleton Rd on Chinden
Blvd. We believe the proposed project will meet both the commercial and residential needs within this area of the
market.
Our firm has been marketing property in this location of Caldwell and has received significant interest
and feedback from both large commercial users (i.e. grocers, homes goods, home improvement, etc.) as well as
smaller pad users such as quick serve restaurants and neighborhood service users. East Caldwell has a need for
more large retailers and commercial users, and this site would provide the opportunity for many of them to locate
in the City of Caldwell. When talking with specifically the larger commercial users, their focus for where to
locate is typically based on the rooftops and denser residential population within the immediate area. The high
and medium density residential uses located in this project will further help drive interest and development of the
commercial component.
The location, access, and surrounding residential will help make this project a very successful one. ITD’s
expansion of Chinden further helps retailers and commercial users get comfortable with the overall area. The
mixed use nature of this project will help support the much needed commercial demand within Caldwell while the
residential will continue to drive commercial interest while also meeting the continued residential needs of the
community.
