We have updated notes on the site plan and provided a landscape plan to graphically demonstrate the concept. This property will be used as mixed use. The trailer on the parcel will remain residential and a new structure will be built that will have o/ice/warehouse space in it. The new building will have two tenant spaces intended for a small business, like a small mechanical contractor or a boutique online sales vendor who needs a space to create and ship their products from. We have added the surrounding uses as well for your reference. To the northwest, behind the residential trailer, the property appears to be residential. To the southeast behind the new single story building the property appears to be residential. To the southwest the property seems to be a mix of uses, commercial and residential. That property R02055 appears to have the residential use fenced in with commercial structures associated with DeMark Auto Services. Along the southwest property (rear) a new 6ft vinyl fence will be constructed to replace the existing chain link fence. This will screen the adjacent property from seeing the proposed parking spaces and a good portion of the single-story building. Along the southeast property (east) a new 6ft fence will replace the patchwork of deteriorating wood fencing. This will provide a more aesthetic look from the adjacent property. The rear and east property lines will have gravel mulch as ground cover to minimize weeds and keep dust down. This space will also be used for utility access and property maintenance. The street facing property line will be cleaned up and updated with City approved trees and plantings in a 10ft landscape bu/er (from the property line). The plantings along this side will be used to soften the view to the residential and commercial uses on this parcel.
