Thank you for the opportunity to respond to your comments on the TBD Kearney St administrative
determination. We have updated notes on the site plan and provided a landscape plan to
graphically demonstrate the concept. A new structure will be constructed on this site for
o0ice/warehouse use. The new building will have two tenant spaces intended for a small business,
like a small flooring contractor or micro co0ee roasting company (examples).
We have added the surrounding uses for your reference. To the northwest the property (R02118)
appears to be residential. To the southwest (R02114), behind the new single story building the
property was residential until the building was damaged in a fire. That parcel is owned by the same
person as R02113.
Along the northwest property (west) a new 6ft vinyl fence will be constructed where is not one
currently. This will screen the adjacent property from seeing the proposed parking spaces and a
good portion of the single-story building.
Along the southwest property (rear) a new 6ft fence will be constructed where there is not one
currently. This will provide a more aesthetic look from the adjacent property which is residential.
The rear and west property lines will have gravel mulch as ground cover to minimize weeds and
keep dust down. This space will also be used for utility access and property maintenance.
The front street facing property line (Kearney) will be cleaned up and updated with City approved
trees and plantings in a 10ft landscape bu0er (from the property line). The plantings along this side
will be used to soften the view to the residential and commercial uses on this parcel. The side
street facing property line will have City approved plantings and have windows installed to create a
street presence making the visual connection to the street. Both of the street facing property lines
are set back approximately 28ft from the edge of existing pavement.
