RE: Administrative Determination AD24-000004 – 3411 Solstice Subdivision
Dear Mr. Gientke,
I have reviewed your request for administrative approval of the minor plat changes
proposed for Solstice Subdivision. The minor changes include removal of an alley, to
convert the 40-foot wide lots from rear access to front access, clarifying a footnote,
adjusting a secondary access easement location to accommodate requirements from the
Fire Department, and modifications to the landscape and amenity plan.
The proposed changes to the landscaping plan include relocating the 6 foot pathway along
the north edge of the park slightly to the south to accommodate additional landscape
screening between the pathway and the rear yards to the north.
The City’s PUD code requires four amenities and the applicant’s four required amenities of
a basketball court, energy-star certified housing, a playground/tot lot, and rear entry
garages are not proposed to change. The DA included a 5th amenity of tennis courts,
however, the applicant had never included tennis courts in any of the original plans and the
applicant is proposing to remove the tennis court from the required amenities as it was
included in error. They are also proposing to reduce the proposed two pickleball courts to
one pickleball court, and removing the barbeque and ramada with picnic tables. The trellis,
bench seating, bike racks, pathways, youth sports field, and sundial art piece are still
proposed to remain as additional amenities well as
No changes are proposed to the number of residential lots or density, minimum lot sizes or
percentage mix of lot types, required off street parking, commercial use or lot, open space
provided, four code required amenities, phasing, or project timing.
After review by the planning, engineering, and fire departments, I find that the request for
minor plat changes do not significantly change the intent of the approved preliminary plat
and are hereby approved. Please note that construction drawings and final plat approvals
will still be required and any conditions by building, fire, and engineering will still need to
be met.
