To the Staff of the City of Caldwell,
We respectfully request an Appeal Hearing for the proposed subdivision of land on the Intersection of Farmway
and Homedale road. .

2. Poor visibility: the Public notice sign was small and was hardly visible to the driver driving 50 mph.
3. There is no date for a public hearing visible. When do the Caldwell residents get to speak about this
addition to our city?

3. Has there been any traffic study as to the impact on local traffic between 19 and 55? When you are
4. talking 400 additional homes on average 2 cars per household = ~800 cars on the Farmway corridor,
that's going to significantly impact the everyday driver, farmers, commuter, commercial, EMS traffic.

4. Next big question is the big tax burdens due to road improvements that should be made before these
large
5. developments! Who is paying for the road improvements on all the roads, specifically Farmway, Hwy
55 and Hwy19 the main thoroughfares? It should not be us the taxpayers! Any necessary
improvements that need to be made to accommodate this 150 acre 400 home
6. development should be at Developer expense not taxpayer.

5. Has there been consideration of the impact on the local Environment? Farmers, hobby farmers,
Water.
6. I believe this is a designated “high nitrate area.”

6. This will significantly affect the water resources in this area. As I understand this was originally
7. submitted as services provided by the City.. Water/Sewer. However, after finding out from my vigilant
neighbor, that this 150 acre parcel has been okayed for 400 homes with individual wells and septic tank
systems! This area cannot accommodate 400 individual
8. wells and Septics! I am concerned it will affect the water table for those of us who already live in this
area

7. Calling this low density living 150 acres/ 400 homes= .375 acres. This doesn't sound like rural living.
8. Sounds like Merdian where my family and I moved away from years ago. Rural living homes should
be at a minimum of an acre lot size. This property is surrounded by rural farming, horse ranches and
other homes with acreage. This does not meet the standards
9. of rural residential for Caldwell..

8. One other consideration should be the Impact on Caldwell School district. Additional classrooms,
costs,
9. and teachers!
