Summary and Recommendations
This memorandum summarizes the traffic impact analysis update reflecting the revised site plan for Lavender
Crossing and serve as an addendum to the original TIS. Based on the analysis results, there are no major differences
in the findings. The key findings are:
The revised site plan contains 288 multifamily dwelling units, compared to 300 multifamily dwelling units in
the original site plan
The revised site plan has one access on Laster Lane and one emergency access connection to Alante Spring
Run
•No connection to Calm Avenue to the south
One study area intersection is anticipated to warrant turn lane based on NCHRP Report 457 turn lane guidelines
•Lake Avenue and Laster Lane intersection
o Southbound left-turn lane
▪The percentage site traffic at the intersection is approximately 5% during the AM peak hour and
6% during the PM peak hour
▪The percentage site traffic in the southbound left-turn lane is approximately 15% in the AM peak
hour and 26% in the PM peak hour
All study area intersections are expected to meet minimum operational thresholds under 2026 build-out year
total traffic conditions with and without the warranted turn lane
