Good Morning, Joe!
After careful review of the transmittal submitted to ITD on November 1, 2023
regarding SUB23-000039 Mason Creek Grove No. 2 - FP, the Department has
no comments or concerns to make at this time. This development is approx. 1
mile south of US20-26 and there are multiple collector roads to distribute trafficthus only a minor impact is anticipated.

Hi Niki!
From my understanding Mason Creek Grove only has one additional phase on the east side of the
irrigation canal. However, everything I saw in the files noted that the TIS was reviewed for a larger
project that I think included Mason Creek and Mason Creek Grove. Unfortunately, I do not see any
additional comments from ITD on it though.
Sounds like reaching out to the Applicant might be the best bet at this point!

As for the FP, I don’t have any comments. I’m just curious how many phases thissubdivision will have, and what the total impact will be for Mason Creek Grove as a
whole. I’m going to send it “official” comments asking for total buildout year andtrip gen for the complete subdivision, and not just the individual phases (I hope that
makes sense).
