Based on the size of surrounding lots, the 2 flag lots will be smaller than the existing subdivision and wouldn’t meet with the character of the neighborhood. In addition, the proposed lot sizes are under the min lot size. You may submit for a Lot split for total of 2 parcels, but the min frontage for the flag lot is 30’ FLAG LOT: A lot having access to a public road via a narrow private driveway, said driveway having a minimum width of thirty feet (30') and a maximum length of one hundred fifty feet (150'). The minimum driveway width acts as the required frontage on a public street, regardless of the frontage requirement in the underlying zoning district. The normal min lot frontage is 50’ in the R-1 zone. If you look atmy attachment I would like to have 3 parcels (yellow,blue, and green) I realize this is approx7,000 sq ft per lot instead of 8,000. If that isn't possible I would like to have the blue and greencombined into one lot and the yellow be the other per a lot line adjustment. You indicatedvariances are for hardships. The use is actually more than just that. Since it seems the cost of asurvey is spent to even apply it is reasonable to get a good plan in place prior to a survey beingdone.
