This complex will destroy that pleasantry and our privacy. There is no fencing indicated on this proposal. Existing fencing includes U-posts with wire fencing on the north and east sides. The 4 existinghomes have a 50yr old wooden picket fence, my new 6ft vinyl fence and chainlink fences on the other 2 homes. I do not want kids in this multi-family complex throwing rocks at, climbing or spraying graffiti on my vinyl fence. A solution is to reverse the setbacks to 15ft on the Westand 10ft on the East and construct a 10ft block wall behind our four homes. There appears to be insufficient room for a fire dept. ladder truck to maneuver inside the complex with the 2 islands within the parking area. There is an existing artesian well on the North side of the property thatis currently flooding onto portions of the gravel road on the North side.I do not believe a solution for that issue has been determined as of yet. Our many decades old service infrastructures are going to be severely stressed if the proposed development of this property is approved. ❶ The city sewer capacity will be stressed. There have been sewer trucks at the 700 block of Illinois 2-3 times weekly for months.❷ With this complex and the Nogales/1st Ave development the city water volume and pressure will be greatly reduced. ➌ The city power grid will be strained, especially in the summer months. ➍ There will be possible flooding on our established properties from unattended irrigation watering. ➎ Golden Gate is the irrigation canal in the City of Caldwell that I have on-demand irrigation water rights from at my address. We use a pump that requires sufficient volume and head pressure to operate properly. Because this development and the Nogales/1st Ave development would both use pressurized irrigation water, I believe there will be insufficient water available for my property, not to mention the properties further down the canal ditch. We already have this problem when Luby Park diverts the water for their purposes. To preserve our present quality of life, I strongly urge the rejection of thisunnecessary development. Thank You.
