STAFF ANALYSIS AND RECOMMENDATION SUMMARY

FINAL PLAT APPROVAL CRITERIA
Caldwell City Code Section 11-02-03 (2) D outlines the Conclusions of Law for approving a final plat. Before the council approves a final plat, the council must find and conclude the
following:
Final plat is compliant with city codes.
Final plat is compliant with the approved preliminary plat.

STAFF ANALYSIS
CHARACTER OF AREA:
The preliminary plat for Passero Ridge Subdivision, SUB21-000011, was approved by City Council on November 15, 2021. Passero Ridge Subdivision No. 3 is a single-family residential subdivision
containing 56 buildable lots and 7 common lots on 10.8 acres. The subject parcel is zoned R-1 – Low Density Residential.
STAFF RECOMMENDATION
Based upon a thorough review and analysis of the proposed application requests, staff is recommending approval of Case No: SUB23-000030 as provided in the Findings of Facts, Conclusions
of Law, and Order found in Exhibit 1; subject to the conditions as listed within the Findings of Facts, Conclusions of Law, and Order found in Exhibit 1, Section III.
