RE; North Ranch Business Park Phase 7 Final Plat
To whom it may concern,
BVA Development, (Ball Ventures Ahlquist) is the owner and developer of North Ranch Business Park,
a mixed-use development of approximately 115 acres, located in Caldwell, Idaho. The development is
located generally North of Highway 20/26, West of Smeed Parkway, and East of Aviation Way. North
Ranch Business Park has an active development agreement and has Final Plat approval from the City of
Caldwell. The Business Park is currently under development with several buildings constructed and
several in various construction stages. North Ranch Business Park is the home to Commercial, Retail,
and Light Industrial uses and these businesses will bring numerous jobs to Caldwell as it continues to
develop.
We are requesting to plat the remaining parcel North Ranch Business Park Phase 7. This plat is
requested for Parcel Number R35276000, address 0 Hwy 20 26. The proposed use is light industrial
(M1) and parking area and is an approved use within the approved zoning (M1) for this site. The
language contained within the development agreement contemplates the need to be flexible
regarding lot size and location to accommodate the needs of the businesses wanting to locate in
North Ranch Business Park. This intent was also contained within the original staff report as well as
communicated during the Public Hearing before Caldwell City Council. In keeping with that intent, we
have removed internal PUIDs from this plat to continue to allow flexibility. All lots are serviced with
public and franchise utilities around the boundary of this phase, and it is therefore unnecessary to
contain internal public easements.
We are in compliance with all Codes and Ordinances of the City of Caldwell. This request is also in
compliance with the approved DDA (Disposition and Development Agreement) for North Ranch
Business Park. We respectfully request approval of the final plat as described in our application and
attached exhibits.
