RE: Passero Ridge Subdivision No. 2 – Final Plat
Dear Planning and Zoning Staff,
Toll Southwest hereby applies for a final plat for 60 single-family residential lots and 15 common
lots on 21.50 acres. This site is located N of Orchard Ave and between S 10th Ave and S Montana
Ave (Parcel number R3285600000). Zoning for the property is designated as R-1 (Low Density
Residential).
The Development Agreement and preliminary plat were approved by Caldwell City Council on
December 6th, 2021. The final plat is in conformance with all conditions and requirements of the
order of decision for the development agreement and preliminary plat, as established by Caldwell
City Council. The Development Agreement, as recorded as instrument number 2021-083556, allows
for deviations from required dimensional standards typical of the R-1 zoning designation. The
dimensional standards as established by the subject Development Agreement are as follows: Setback
reductions of 15 feet for rear yards and 5 feet for interior side yards; minimum lot sizes of 4000 square
feet; and minimum lots frontages of 40 feet. The Development Agreement does not allow for any
further deviations from established zoning district regulations and standards. This plat is in
conformance with all other conditions and requirements of the Development Agreement.
Furthermore, this plat satisfies all conditions from the preliminary plat, with no substantial changes
from preliminary plat approval.
