Storage Facility Concerns
Hey good morning all. This is Conner Skeen with Keylock Storage.
We'd like to talk to you about a potential storage facility development coming in next to our existing Keylock
Storage facility located at 17792 Middleton Rd, Nampa, ID 83687.
We have some concerns we'd like to address and we'd also like to get clarification on how the approval process
is being handled and how it will be handled in the future.

Good evening Planning and Zoning Administrators, I hope you're all having a great summer.
My name is Conner Skeen. I work for a holdings company and private equity firm that both specialize in self storage
acquisition, funding, development, and management. We currently own and operate numerous storage facilities across
the U.S., totaling over 1 Million square feet of storage. Being native ldahoans, we own and operate several storage
facilities here in our area (ADA and Canyon County).
The reason l'm emailing you is because my team and I were notified via mail of yet another proposed self storage and
industrial development of a 16.5 acre parcel (R30881011), located on the South West corner of Ustick and Middleton
road. This proposal includes a 120,000 square foot storage facility and an additional Lzz,OOO square foot storage
warehouse space, for a total of a 242,OOO square foot storage facility. l've attached thqse notices and proposed plans
rega rding this project.
This project is in addition to another self storage development project, totaling around IOO,OOO square feet, that's taking
place right across Middleton road to the East on the South East corner of Ustick and Middleton road. There is also an
existing 140,000 square foot self storage facility on the East side of Middleton road, South of Ustick and this current
development, and East of this additional proposed development.
All said and done, this equates to right around half a million square feet of storage right next door to one another. Not
only does this raise concern with the look, feel, and flow of the Ustick/Middleton area with the current direction of
residential development, this raises a huge concern in regard to the self storage market in this area.
The self storage market is very hyper local, we gauge demand by analyzing various aspects of the overall market and the
supply of storage in the 3-5 mile radius of a facility or proposed facility.
Generally speaking, we won't develop a facility in an area that has more than 8 square feet per capita. We also generally
don't increase supply on the market any more than 15%, as you cannot accurately determine how the market will
absorb increases of supply over that amount. As you can see from the data l've attached (see Market Data Study file),
the existing and planned square feet per capita, and the percentage increase of supply are both recklessly high.
Our decades of experience and thorough analysis of this situation tells us that such a sudden and substantial increase of
supply here could decimate the self storage market in this area for years to come. This flood of supply would leave what
no city or community wants to see - vacancies and run down, failing storage facilities. All of this said, as you might
imagine, me and my team as well as other self storage owners and operators who we work closely with here in the
valley, are strongly opposed to this proposed development. We encourage your involvement to oppose this
development as wellto help ensure a thriving and wellcoordinated community for allof us.

Dear Hearing Examiner and city of caldwell planning & Zoning Department,
I Doug corsmeier who am the owner of ustick Storage, LLC wish to appeal to
both yourself and the Planning & Zoning Department as it pertains to the
approval of the Ferney Storage Units which are being proposed at the
southwest corner of Ustick and Middleton Road in Caldwell.
As you are aware, I have a current building permit at the southeast corner of
Ustick and Middleton Road and am in the construction process of building
ustick storage. This project has been a long and challenging process, but
with excitement my wife and I have now secured an sBA loan and am working
to expedite the completion of Phase 1 as soon as possible.
ln learning that now another storage project of very large proportion and
scope is now being considered, with a direct access point literally right across
the street from my access point to my storage is very sad and disheartening to
say the least.
It has been allwe can do to put together a modest but very applicable phase 1
plan for our current storage, as unlike other builders in the valley, our
resources do not allow for large magnitude projects such as what is being
proposed for the Ferney Storage Units, though we will have good additional
storage capacity once future Phase 2 is built.
Furthermore, over saturation / over supply of storage has been an issue within
the valley, and now to literally have the congestion of having three storage
facilities all within this specific corner is "excessive and overly impacted" to
one centralarea. once Ustick Storage is up and running, this willrHEN allow
the City of Caldwell to better understand the need or impact of "further
additional storage" wlthin the city, but to have a small business owner such as t,**bl,t

ourselves, who has yet to even get out of the gate with a Grand openlng and
now face something of the Ferney magnitude literally across the street
BEFORE we can even become established as a business is very sad to
consider.
My Appeal to the Hearing Examiner and City of Caldweil, Planning & Zoning is
to hold or deny the approval of this project at this specific location, and further
evaluate and determine the usage of addition storage to the city of caldwell
as a whole, elsewhere, but not to such a Confined, lmpacted, and Centralized
small area, namely the corner of Ustick and Middleton Road.
Thank you for your consideration as we at Ustick Storage will and are
committed to providing a valuable storage service and experience to this area
and the City of Caldwell for many years to come. Note, from a capacity
standpoint, my current project is only building 1 of two total phases, so our
ability to meet the additional need will be there as soon as we achieve 6o
percent utilization.
