Afternoon Katie,
Apologies that it has taken so long for me to get back to you, but we've had some behind the scenes items we needed to
take care of before engaging you folks. Before we get into a fully-fledged City of Caldwell review, I wanted to be clear
that this is part of a due diligence effort to ascertain whether or not ICCU actually purchases the site. We have been
working with the developer to iron out a few items and we have now reached the stage of engaging with you.
Per your email below, here is where we are to date.
1. Please see attached conceptual site plan. We are still in the process of reviewing and complying with the
development agreement from the developer and it is our understanding that the final plat map of the
subdivision is currently in approval and recording.
2. Total square footage of the building, inclusive of the drive thru canopy and building entrance canopy is: 10,827
s.f. As I mentioned on the phone, this area is calculated in accordance with the definition of the International
Building Code.
3. There will be a total of 5 drive-thru aisles —the one directly adjacent to the building (aisle 1) has an ATM
machine and a Night Drop/Deposit. Lanes 2, 3 and 4 will have (2) tandem VAT tubes. Lane 5 will either be for
future VAT locations and an ATM or they may just be installed right from the get go. Either way, we should
assume the worst case scenario and take this into consideration.
4. This branch concept is based off a similar concept currently being developed and will have 6 tellers (maybe
expanded to 8).
5. At the maximum parking count allowance (area / 250 s.f.) we end up as such: 10,827 s.f. / 250sf = 43.308
spaces. Our current site concept shows 44 total spaces. (Per our telephone conversation a couple weeks ago, it
would appear that if the City includes the drive-thru canopies in the area calculations and we round the parking
equation up, we are exactly at the maximum allowable). So this may all be a moot point. That being said, this is
a "conceptual" site plan and we should probably assess that we may want to add a few spaces for a total count
of say — 47-48 spaces
6. This is a branch.
7. We plan on complying with the EV parking requirement.

Here is what we need:
-Provide a Letter of Intent for administrative review of your request for increased parking to include:
1. A detailed site plan
2. Total sq. ft. of the building including the drive-thru area canopy
3. # of drive-thru aisles
4. # of tellers and offices
5. # of parking spaces you need
6. Is it a branch or corporate office
7. If you have 25 parking spaces, an EV parking stall will be required
8. Complete and submit the attachment form
Once we receive your request, the Director will review the information and make a determination.
