Ms. Bradshaw,
This letter is to inform you that the Caldwell Planning & Zoning Department
has approved application number AD-16-19, reducing the rear yard setback
for Parcel R3579013900 (2812 Willow Falls Street). The rear yard setback
shall be reduced from 20 feet to no less than 15 feet.
Please keep this record for your files and submit it with any building permit
application for reference.

Dear Jarom,
I would like to see if we could be granted a variance on lot 16-3 Willow Falls. The request is to reduce
the rear setback to 15' from the required 20' setback.
The CC & R's in Willow Falls, requires all homes in the gated area to be a minimum size of 2500 sq. ft. in
a single level home. With the shape and size of the lot it really limits our creative in fitting that size of a
home on it. As you can see we have designed the house within the lot size using every inch of space
allowable where it comes to the setbacks. As for the rear we are asking if we can provide only a 15 ft.
rear setback instead of the required 20'.
We appreciate your time in reviewing our request. We hope that the P & Z will be willing to make this
exception.
