The request is to reduce the rear setback to 15' from the required 20' setback. The CC & R's in Willow Falls, requires all homes in the gated area to be a minimum size of 2500 sq. ft. in a single level home. With the shape and size of the lot it really limits our creative in fitting that size of a home on it. As you can see we have designed the house within the lot size using every inch of space allowable where it comes to the setbacks. As for the rear we are asking if we can provide only a 15 ft. rear setback instead of the required 20'. We appreciate your time in reviewing our request.
