This letter is to inform you that the Caldwell Planning & Zoning Department
has approved application number AD-16-08, reducing the side yard setback
for Parcel R02169 (517 Kearney Street). The side yard setback shall be
reduced from 6 feet to no less than 5 feet.

application for reference.

Dear Planning & Zoning Staff,
We are in the process of planning an addition to the rear of the existing Ortiz residence located at 517 E. Kearney
St. in Caldwell, Idaho. In the course of our due diligence we have discovered that the existing house was constructed
at 5'-0" from the property line at the East side yard. We believe that may have been the setback in force at the time.
The current setback ordinance requires a 6'-0" side yard setback. We are seeking a variance that will allow us to
maintain the 540" setback for the construction of the proposed addition as it will allow us to maintain the continuity
of the existing construction.
