November 25,2A03 Steve F{asson Community Development Director City of Caldwell Dear Steve, This letter is in response to your letter regarding the dance floor in Victor's restaurant- I can certainly understand your concern regarding the parking plan- Victor's restaurant demises 4000 square feet of space in Buiiding B of the Edmark PLazaProject, each building is allocated 45 parking spaces t'or Tenant use, and each Building is 8000 square feet. Each building has the appropriate number of handicapped and van accessible parking. In the Edmark Plaza project, atl parklng is cross-eased for the entire pro;ect. At this time there are only two Tenants, Victor's and Que Houng restaurants, that have operating hours beyond 5:00 p.m., therefore after 5:00 p.m. they would share 90 parking spots. This is important in that the dance floor would only be utilized in the evenings. Please find attached for your review an aerial rendering of the site for Edmark Plaza, the full size civil site plan should be on file at your office, and at engineering. I hope this helps alleviate your concern regarding parking, and as always, should need any additional information I am at your service. Resoectfullv-@ Dick Ayres 3t l0 E- Cleveland Blvd, Bldg. A Ste.
