Recently the property addressed as 523 E. Elgin was purchased by Betty Adams. She wishes
to place a manufactured home on the site. Due to the lot size and configuration, a reduction
in the front yard setback from 20 feet to 17 feet and the rear yard setback from 15 feet to 5
feet is necessary.
The reduction in the front yard setback may be accomplished administratively through the
Planning and Zoning Department provided all adjacent property owners are notified. If no
response is received from said notified adjacent property owners within 10 days of receipt of
this letter, the reduced front yard setback will be approved.
The rear yard setback reduction requires a public hearing with the Planning and Zoning
Commission. That hearing will be held on Tuesday, September 9, 2008 at 7:00 p.m. in the
Community Room at the Caldwell Police Station on 51h Avenue. You are invited to attend
that hearing and testify should you desire to do so.
