The Engineering Department provides the following comments concerning a request by Harold
Guenther to rezone an approximately 12,880 square foot lot from R-1 (Low Density Residential)
zone to an R-2 (Medium Density Residential) zone. The subject property: Lot 3, Block 4 of
Terrace Addition No.2 physical address is 1507, 1509, 1511 Teton Ave.
1. Currently there is a 25-foot one-half right-of-way along Teton Ave. The applicant will be
required to provide an additional 3 feet to meet City requirements of a 28-foot one-half
right-of-way width for a residential roadway. A sample form for this deed may be obtained
from our office.
2. This property is currently zoned R-1 (low density residential), which should generate
approximately 9.57 vehicle trips per day. The current actual use of the site is generating
approximately 28.71 trips per day (information obtained from the institute of
transportation engineers " Trip Generation", 61h addition, volumes 1 & 2).
3. Both domestic water and sanitary sewer are available to the site. The applicant will be
required to connect to City services if not already connected. Connection fees (if
applicable) will be assessed with any Change of Use, Change of Occupancy or Building
Permit Application.
4. Provision is to be made for the disposal of stormwater drainage that may occur from the
addition of impervious surfaces in accordance with the City Stormwater Management
Policy. A copy of this policy is available upon request.
5. All traffic control for the project shall meet the requirements of the Manual on Uniform
Traffic Control Devices (M.U.T.C.D.) and the City Engineer. The contractor shall provide
a traffic control plan to the City Engineer for review prior to any construction within the
right-of-way.
6. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation
District sources. City municipal water may be used if the criteria specified in the
Landscape Ordinance Section 10-07-12 are met.
7. Prior to commencement of construction in any dedicated right-of-way, the City
Engineering staff is to be notified. Appropriate City personnel are to be notified in
advance of all required inspections.
8. Appropriately licensed public works contractors shall perform all construction within public
right-of-way.
