Indiana. Rights-of-Wav 1. Indiana Avenue is classified as a Minor Arterial. The applicant shall be required to dedicate as public right-of-way a forty (40) foot one half width right-of-way along the Indiana Ave frontage (minus existing) to meet City of Caldwell requirements. Street 1. In accordance with the City's Infrastructure Improvement Policy the applicant shall improve the Indiana Avenue frontage to include a 33.0 foot half- width street section center -line to back of curb. The street shall feature standard vertical curb and gutter, 5 foot sidewalks, sub -base and asphalt paving, required storm water drainage facilities and streetlights. 2. All street improvements shall be constructed to City of Caldwell specifications including curb, gutter, sidewalk, sub -base, asphalt paving, storm water drainage facilities, and street lights. 3. Any approaches on Indiana Avenue will be required to comply with ACHD intersection spacing and alignment standards at a minimum. Sewer & Water 1. Municipal water and sewer are available to the subject property. The applicant shall connect to these services if not currently connected. Connection fees (if applicable) will be assessed with the Building Permit Application. 2. All on site water mains will need to be looped into existing mains for fire flow and water quality purposes. The applicant shall provide twenty (20) foot easements centered over all on site water mains. Irrigation Page 1 of 3 1. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation District sources. City municipal water may be used only if the criteria specified in the Landscape Ordinance Section 10-07-12 are met. Storm Drain 1. Provision is to be made for the disposal of stormwater in accordance with the City Stormwater Management Manual. A copy of this Manual is available upon request. The engineer of record is to provide calculations, which indicate that the assumptions in his stormwater drainage plan comply with the requirements of the stormwater policy. General 1. The applicant shall be responsible to coordinate with the appropriate utility company the relocation of any existing utilities that may interfere with required street improvement alignments. 2. The applicant shall provide the city with a twenty (20) foot wide easement centered over the existing sewer main located near the northerly boundary of the subject property. 3. Prior to commencing construction, plans must be prepared by the developers engineer and approved by the City Engineering Department. 4. Prior to commencement of construction in any dedicated right-of-way, the City Engineer staff is to be notified. This preferably will take place in a pre -construction conference scheduled by the engineer of record in which all appropriate City personnel and utilities personnel are present. Appropriate City personnel are to be notified in advance of all required inspections. The engineer of record or his designated representatives is to witness all tests and a log of inspection visits and testing results is to be kept by the engineer of record or his representative. 5. The developer is to employ a responsible design professional, preferably the engineer of record to oversee and inspect construction, to perform and/or observe all requisite testing of completed facilities, and to certify that improvements have been constructed according to approved plans and in compliance with applicable City, State, and Federal standards. 6. All traffic control for the project shall meet the requirements of the Manual on Uniform Traffic Control Devices (M.U.T.C.D.) and the City Engineer. The contractor shall provide a traffic control plan to the City Engineer for review prior to any construction within the right-of-way. 7. The applicants will maintain the development in keeping with the City's nuisance abatement program until such time as the development is complete. This maintenance will include the semi-annual mowing of all weeds within the subdivision boundaries and the removal of noxious weeds when they are identified.
