Re: ANN-19-13 (Ceric Annexation)
Date: October 21, 2019
The Engineering Department provides the following comments on Case Number ANN-19-13; A
request by Samed Ceric to annex 3.4 acres, more or less, with an M-1 (Light Industrial) Zoning
designation. The subject property is located at 1321 Andy Lane (Parcel R0069201000) in
Caldwell, Idaho.
Right -of -Way
1. Andy Lane is a non -classified roadway. Applicant shall dedicated a 53' full -width right-of-way
section along the Andy Lane alignment to the City of Caldwell upon approval of this annexation
request.
Roadway
1. Applicant shall construct the full -width road section for Andy Lane per City of Caldwell
standards and standard drawing R-810E. Improvements shall include, but not limited to, curb,
gutter, sidewalk, asphalt paving, street lighting, storm drainage, etc.
2. Applicant may enter into a deferral agreement for the completiontconstruction of the required
Andy Lane street section should they desire to do so.
3. All future access points shall comply with the City of Caldwell Access Manual and be approved
by the City of Caldwell Engineering Department prior to placement/construction of said access.

The attached referenced project may impact Pioneer Irrigation District's 500 (Canyon Hill) Lateral. The 500 Lateral has a
16 foot easement from top of bank, along both sides of the lateral.
The easement for the 500 Lateral must be referenced on all plats.
Per Idaho Code, 42-1209, written permission must be obtained from Pioneer Irrigation District, prior to any
encroachment or modification to the 500 Lateral.
