You are being notified because Idaho Code, 67-6509, Local Planning Act 67-6509, requires notice of this public hearing to be provided to all political subdivisions providing services to the City of Caldwell and to all property owners or purchasers of record who own property within 300 feet of the subject area. Correspondence regarding the proposal is to be submitted to the Community Development Department no later than five (5) working days prior to the public hearing and will be made a part of the public record during the public hearing. Any written testimony received beyond that date must be brief in order to be read or acted upon. Public testimony will be taken at the hearing and made a part of the record. We would like to provide our perspective on the request to the Caldwell Community Development Department. The College currently owns five properties in the block where the Subia's have requested a variance. The properties are identified as parcels R03812, R03814, R03815, R03819 and R03820 on the map provided with the notice. The College owns approximately thirty properties in the inclusive yet larger area boarded by Oak, College, Maple and Indiana. The College views this area as strategically important for its long- term growth and expansion. We currently rent our properties to students and believe this area should be preserved as a neighborhood for single family dwellings. We object to the Subia's variance request because we do not believe it is appropriate to build a tri-plex in an area of single family dwellings and because we believe the proposed development is too large for parcel R03813.
