Re: Case No. ANN-116P-06 (HUITT)

The Engineering Department does not oppose the request by Kimberly Huitt for annexation of
approximately 1.49 acres into the City for the purpose of connecting her house to city services.
However the Engineering Department does provide the following list of comments concerning
future development of this site. The site is located within Caldwell area of impact and is classified
for low density residential use on the Comprehensive Plan Map.
Rights -of -Way
1. The dedication of additional right-of-way will not be required at this time.
Street
1. Future development will require adherence to the City's Infrastructure Improvement Policy.
Construction of curb, gutter, sidewalk and street improvements will be required in
accordance with City standards.
Sewer & Water
The applicant has stated this request to annex is to allow connection to the City's
municipal water services. Applicable fees will be assessed prior to connection.
2. Future development of this parcel will require the applicant to connect to the City of
Caldwell Municipal Sewer System,
Irrigation
1. Irrigation water for any and all landscaping shall be obtained from applicable Irrigation
District sources. City municipal water may be used only if the criteria specified in the
Landscape Ordinance Section 10-07-12 are met.

Re: Conditional Use Permit Case No. PU2005-3 John D. Ball

The City of Caldwell provides the following recommendations concerning a request by
John D. Ball for a Conditional Use Permit for a Planned Unit Development to operate an
administrative office to coordinate home health care and to receive orders and distribute
by mail on an approximately .64 acre parcel in an "R-R" ( Rural Residential) Zone. The
subject Property is located on the east side of Montana Avenue, approximately 200'
north of Helena Drive, Caldwell, Idaho, in a portion of the SE % of Section 34, T4N,
R3W, BM.
Rights-of-Wav
1. Montana Ave is classified as a Minor Arterial. The applicant shall be required to
dedicate as public right-of-way a thirty-three (33) foot one-half width right-of-way
along the Montana Ave frontage (minus existing) to meet City of Caldwell
requirements.
Water& Sewer
1. Municipal water and sewer is available to the subject property from main lines in
Montana Ave. The applicant may connect to these services upon annexation into
the City.
