The Engineering Department provides the following comments conceming an annexation request byGrapevine 7, lnc.:
1' The Engineering Department recommends that the Development Agreement prepared for this property besigned and recorded at Owner's expense as a condition of this annexation.
2' Any development of this property shall be consistent with the conditions established in the aforementionedDevelopment Agreement.
3' City sewer and water are located in u.s. Highway 20126 onthe south side of the road. The capacity of thesewer and water systems, the City's ability [o provide servi@s, and connedion fees for these services willbe determined as specific development propoials witnin thJpioposed annexation area are presented.
4' The extension of.smeed Parla,vay shall.be.required along the westem boundary of the subjed property.U's' Highway 20lfo is govemed by the loaho iransportation oepartment and will need to be solicited forcomments regarding any right-of-way requirements. As specific development proposals w1hin theproposed annexation area are present,ed, the City will review right-of-way requirements as oulined in thecity code arong with other issues pertaining to oevetopmlnt.'-
