As specific development proposals within the proposed annexation area are presented, the City will review right-of-way requirements as outlined in the City code along with other issues pertaining to development. 3. Future development will require adherence to the City's lnfrastructure lmprovement Policy, which may include the construction of curb, gutter, sidewalk, and other street improvements. 4. Any additional impervious area created by modifications to the existing structures and grounds shall comply with the City's Stormwater Management Policy. He must also show all exits from the structure. We will also require the Applicant to install smoke detectors in each sleeping room and all common corridors and to install 2A:10BC rated fire extinguishers - one on each floor and one in the kitchen area. The Applicant must also have a readily visible address on the structure. An inspection of the business is required to ensure compliance with these requirements. Case No. - SUP-134-01 & ZON-14-01 - ACOI Rezone for 4 Bldgs. wl 96 bedroom units Location: South of Ash Street between Wisconsin and College to Oak Street Applicant: ZGA Associates for Albertson College of Idaho The CFD does not have any problems with the height variance based on the installation requirement for automatic fire sprinklers, fire alarm system and adequate access. These items will all be noted during the plan review process. Case No. ANN-47-00P - City Sponsored Homedale Annexation Location: Generally located between Laster Lane and Homedale Rd. and the Elijah Drain and Oregon Short Line Railroad Applicant: City of Caldwell The CFD supports this annexation and already provides fire protection there as the Caldwell Rural FPD. Box 1177 Caldwell, lD 83606 Re: 2000 Annexation Boundary Dear Linda: We have compteted tasks 1 and 2 of our Agreement for Professional Services dated July 10, 2000. Those parcets etigibte for annexation and those not etigible for annexation are shown on the attached lists. Also attached is a map showing the study area boundary and the parcels tying within same. Those parcels not eligible for annexation (greater than 5 acres in size) are hightighted on the map. For your information, Parcel R25157 exceeds the S-acre criteria by only thirteen square feet. Parcels R20338, R20338010, R20339, and R20339010 are in Bensonhurst Subdivision. Lots 2 through 7 are designated on ptat as being 5.00 acres. However, the area catcutation extends to the centertine of Nampa-Catdwett Blvd. Therefore, we have included the tots as being etigibte for annexation because the actual tot area is less than 5 acres. You may want the City Attorney's opinion on this issue. It is our understanding that City staff wi[[ now contact those property owners on the non- etigibte tist to determine whether or not they wish to be annexed.
