Cleveland Blvd. Caldwell,Idaho, 83605 Re: Sparks Property Dear Ms. James: The Westpark Company is requesting annexation of a portion of the Sparks property at this time. We are requesting the annexation of 36.82 acres into the City limits of Caldwell. We a proposing that 10.58 acres be zoned C-3 as it is closest to the airport approach area. We are also request that ihe remaining 26.24 acres be zoned R-3' These zones are based on possible use that will be acceptable to City Staff. The Westpark Company has been working with staff for the past two months to find the best use for the property. From discussion with the airport manager and the other staff, we decided to process a FAA Form7460-l to see what the FAA recommends we put on the site before submitting a development plan. Sandy Simmons from the FAA has informed us that it will take 60 to 90 days to receive * *r*.i from their deparhnent. We want to keep the process moving forward and therefore are requesting arurexation at this time. Our current proposal is consistent with other areas in the City were Industrial uses change to other uses. The C-3 zone has been used to transition industrial areas to other uses. We also propose to have residential uses in the R-3 area. We however are waiting for comment from the FAA before finalizing our development plans. I hope this information will be sufficient for us to proceed with the annexation. However, please call me if you have any questions or need additional information.
