To Whom It May Concern:
I have been informed that the commercial buildings being constructed in the Willow Falls commercial
Park are going to be required to have pitched roofs. with the nice, new residential subdivision going in
behind the commercial park, it would be a shame to have these huge monstrosities covering up all the at-
tractive upper-end homes.
I can see wanting the homes and commercial buildings to look cohesive, however, these are commercial
buildings, not residential buildings. I have not seen mffiy, if any, commercial buildings with pitched roofs
(unless they have been converted from residential buildings). I understand that the buildings would need
to be 39 feet tall to accomplish this task. That would look bizarre. Having an lg foot tall building versus
a 39 foot tall building seems more logical since the buildings are going to be single level.
The builder has a perfectly good sketch of what would be done, it looks like a commercial building. It
seems to me like the city is making mountains out of mole hills. It's not like the builder is going to put up
an ugly building that would be an eyesore on Caldwell. The builder has constructed many aesthetically
pleasing commercial and residential buildings, I think that her judgment would be more than satisfactory.
If someone could explain why we need pitched roofs so badly in that area, rwould be more than happy tolisten' I can't think of a great reason that the roofs absolutely have to be pitched, but I would be willing tolisten if someone had a logical explanation.
I think IF we want Caldwell to grow and have desirable businesses in the community, we need to have de-
sirable commercial buildings in Caldwell, not odd lookin g, g1garfiic, one story buildings with pitched
roofs.

The amount of new development in Caldwell has been quite overwhehning for so many
of us which makes us somewhat resistant to change. But change is inevitable and we
must deal with this as best we can and always corsider what is in the best interest of
Caldwell.
While I've only heard one side ofthe debated roofpitch dilemma ongoing forthe WillowFalls commercial project, I'm trying to understand wtry the roof pitcf, forihe buildings is
so controversial. A Flat roof seems to coincide with most other commercial buildings in
and around caldwell, does it not? or are we setting a new trend?
Are pitched roofr a bit outdated? And if so, does a pitched roof fit the type of
architecture that professionals are looking for? And if you insist that the commercial
buildings have pitched roofs, won't they tower over all of the new residential homes andw.on't tlgt b. an eyesore driving by this on 10tr? I think Willow Falls has carefullyplanned how well their residential and commercial buildings will blend, balance andflow.
We all share the same corlmon goal. We are working hard as a community to restore,rebuild and revitalize Caldwell. I'm asking that you itto* Willow Falls to continue withtheir original plans regarding flat roofs o, ult commercial buildings. This is such a bigpart of history in the making...caldwell,s first gated community Lrdered uy a weuthought out professional complex. This is such-great progress for our citizens and ourcommunity and I commend the developers of wilow Fa[s!

It's of my understanding that the Willow Falls' commercial project at l0m and Linden
is under dispute due to the building's roof pitch and their elevatiorr. f.yirrg to gain a
bet-ter understanding, I've been searching on the intemet under the city of -aHive[,
trying to find something written regarding this matter. I was unsuccessful. Willow Falls
wants flat roofs and you are recommending pitch roofs. I've listened to the
development's reasoning as to why they are insistent on flat commercial rooft and it
sounds very reasonable. But I need to know your conrments on why the city wants pitch
roofs. I decided to drive our city to locate both types of commercial structures but
couldn't seem to find new commercial buildings with pitch rooft.
If Willow Falls is beirrg asked to comply with city standards, please explain where it,s
written and where this type of commercial development exists. And if doisn,t exist,
please tell me why your new plan needs to be implemented with the Willow Falls
commercial project.
