Frans - Project Manager - Engineering Greg Korsak - Engineering Tech I Re:Windsor Creek No. 4 Subdivision Date: August 7,2017 The Engineering Department has reviewed the proposed final plat for Windsor Creek No. 4 Subdivision and provides the following comments regarding the project and the submitted final plat: 1. The following items must be completed before signing of the final plat. These ltems can not be bonded for: a. The water system is not operational. The water system has not been constructed or pressure tested and clean water samples have not been received. The final plat will not be signed, and no building permits will be issued untilthis emergency requirement is complete. b. All weather surfaces are not in place. Compaction test results have not been submitted for the roadways and no core samples have been taken. The final plat will not be signed, and no building permits will be issued untilthis emergency requirement is complete. c. Street signs have not been installed. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. d. Sewer system is not operational. The line has been constructed, but pressure testing and video has not been submitted and approved. lnterim as-builts have not been approved. The final plat will not be signed, and no building permits will be issued until this emergency requirement is complete. 2. Construction security will have to be provided for those items which are not among the big four and not yet completed prior to signing of the final plat. The City has not agreed on a bond amount for those improvements not yet constructed. 3. The final plat drawing has been submitted to the City of Caldwell but not yet reviewed. The final plat drawing will have to be done in accordance with City codes, policies, and ordinances prior to the City signing the final plat. 4. ln an effort to expedite the addressing process of the final plat, the City is asking that 2 electronic copies on 2 separate CD's in AutoCAD format be returned with a revised full set bond copy of the final plat.
